NRN Categories

The current resource page separates foreign citizens of Nepali origin from Nepali citizens residing abroad.

Category A: foreign citizen of Nepali origin

Person whose self, father, mother, grandfather, or grandmother was a Nepali citizen and who has acquired non-SAARC foreign citizenship. Current content says residential property may be purchased within prescribed limits with required approval.

Category B: Nepali citizen residing abroad

A Nepali citizen who retains Nepali citizenship and lives abroad for employment, business, profession, or other qualifying purpose. Current content treats property rights as equivalent to resident Nepali citizens.

Purchase Process

A simplified static version of the current nine-step purchase journey.

1. Confirm NRN status and documents

Start with NRN identity/citizenship documents, passport, photographs, source-of-funds evidence, and applicable lineage or residence proof.

2. Verify property and seller

Check Lalpurja, tax clearance, survey map, boundary certificate, encumbrances, mortgages, and land classification before payment.

3. Use official banking channels

The current content warns against informal transfers. Keep SWIFT receipts, bank statements, and remittance proof for registration and future repatriation.

4. Register and maintain compliance

Complete registration through the Land Revenue Office, obtain Lalpurja, register locally for annual property tax, and retain all receipts.

Restrictions

Agricultural land

Current NRN content treats agricultural land as prohibited or restricted for foreign-citizen NRNs unless inherited or specially permitted.

Public or restricted land

Government, public, forest, heritage, border, and sensitive-zone lands are listed as prohibited or requiring special compliance.

Area ceilings

Category A NRNs have prescribed area limits by geography. Multiple purchases may be cumulative under the source content.

What is the official definition of Non-Resident Nepali?+

The existing content describes an NRN as a Nepali citizen living outside Nepal, except India, for employment, business, profession, or other purpose for at least 183 days in the previous fiscal year.
