There's a particular kind of dinner table conversation that happens in the South Asian diaspora. Someone mentions they're thinking about buying property back home. Someone else mentions they heard the laws changed. A third person says their cousin tried and it took three years. Nobody actually knows the current rules. This article is the reference that dinner table conversation needs.

Non-Resident Indians (NRIs) — The Most Liberal Framework

India's NRI property framework is, by South Asian standards, remarkably open. NRIs can purchase almost any type of property in India — residential, commercial, or agricultural — with very limited restrictions. They don't need government approval for most purchases.

Non-Resident Nepalis (NRNs) — The Most Restricted Framework

Nepal's NRN framework is the most restrictive of the three. NRNs can purchase residential land only, subject to strict area limits: 2 ropani in Kathmandu Valley, 8 kattha in Terai municipalities. Agricultural land is entirely prohibited.

Overseas Pakistanis — A Practical Middle Ground

Pakistan's framework sits between Nepal's restrictions and India's openness. Overseas Pakistanis holding a Pakistani passport retain full citizenship and can purchase any type of property on the same terms as resident citizens.
