India's housing market has entered what one analyst recently described as "an aspirational era" — and looking at the data, that framing feels exactly right. The market that spent the years after 2020 absorbing pandemic distortions, navigating high interest rates, and digesting a backlog of developer-side supply issues has emerged into 2026 with genuine momentum.

The headline numbers are solid. The Reserve Bank of India's February 2026 data shows the All-India House Price Index increased by 3.58% year-on-year. Home loan interest rates have fallen to around 7%, the lowest level since 2022. Housing loans maintained by commercial banks have reached INR 33.1 trillion.

The Premiumisation Story

Data from Knight Frank India shows homes priced above ₹1 crore now account for nearly half of total residential sales — a sharp rise that signals a genuine change in where demand is concentrating. NRI participation is explicitly fuelling the premium segment.

The Tier-2 Opportunity

Colliers' 2026 India outlook report identifies Tier II and III cities as set for long-term structural growth. Property prices in these markets are expected to grow 10–15% annually, compared to 5–10% in established Tier-1 centers like Mumbai and Delhi.
